The Coeur d’Alene Housing Market came in at No. 7 in top 10 emerging housing markets in the U.S. last year. Previously, in 2020, Cd’A was Number 1.

Vacation destinations like Coeur d’Alene “have become desirable destinations for Americans moving into retirement, as well as young professionals and families looking for a more balanced lifestyle – contributing to a substantial demographic shift in many of the top markets,” according to the WSJ/Realtor.com Spring 2022 Emerging Housing Markets Index.

Cd’A has dropped a few spots this year, but it’s nothing to worry about– we’re coming in hot at No. 7 in the USA! Curious who was in front of the list this time? Rapid City, S.D. is now the top spot, followed by Santa Cruz-Watsonville, Calif., North Port-Sarasota-Bradenton, Fla., Santa Rosa, Calif., Naples-Immokalee-Marco Island, Fla., and Boulder, Colo.

Coeur d’Alene is a lake town in Northern Idaho with a population of just over 50,000. The political climate has been favorable and has remained largely open during the last few years of lockdowns. It is close to Spokane where there’s a large airport and not too far from big cities like Seattle and Portland.

“These factors result in a growing real estate market aimed at attracting and retaining entrepreneurs, professionals and families,” it says. A lot of the people moving here are from California and New York.

The median home price has increased about 21% since March 2021. But the rising cost of homes still doesn’t seem to be slowing people down from coming here. We will soon begin to see if the current rising interest rates, inflation, and gas prices will have an impact.
